542 Goffle Road - Patriot Development Corp.
The owner of the property has submitted an application to Hawthorne's Zoning Board of Adjustment for a residential development consisting of 20 townhomes and 7 single-family houses on this 5.9-acre site. Public Hearing of the application for a use variance originally scheduled for November 23 has been CANCELLED. A special meeting to hear this application was held on December 7, 2009.
896 Goffle Road
Puddingstone Goffle Holdings LLC has submitted an application for converting this former gas station into a convenience store. Continued to January 18, 2010 hearing of an applicaton for interpretation / variance to erect a 7-11 Convenience Store on the site of a former Shell Oil Service Station requiring a use variance and an impervious coverage variance in the R-1 Residence Zone.
301 Sicomac Road, Wyckoff - Christian Health Care Center
The CHCC has proposed a 258-unit senior living complex for their property which straddles the Hawthorne-Wyckoff boundary. Eighty-six of these units would be in Hawthorne. Although an application has been suibmitted to Hawthorne's Zoning Board of Adjustment, the CHCC has decided not to pursue the matter before Hawthorne's Board until they have a decision from the Wyckoff Borough Zoning Board of Adjustment, which is currently hearing the matter.
55 Schoon Avenue - Pyrolac Corporation
The owner of this derelect 2.45-acre property is bankrupt. Using a grant from the U.S. Environmental Protection Agency, the County of Passaic has engaged a consulting firm to perform environmental studies including a Preliminary Assessment and Site Investigation. Upon completion of the environmental studies, which should occur by the end of 2009, the Borough plans to identify a buyer for the property who will commit to assuming the cost of any environmental remediation that may be necessary.
204 Wagaraw Road - The Bedrin Group
The Borough revised the zoning for this vacant 8.78-acre property, formerly owned by Merck, from industrial use to allow certain commerical use. The owner is negotiating with potential tenants for retail use at the site. No board application has been submitted.
1 Washington Ave. - One Washington Holdings LLC
The current owners of the Pan Chemical site are in negotiations for a possible lease with New Jersey Transit for a parking lot on this 1.04-acre property that would serve both the current train station and the new one for New Jersey Transit's proposed Bergen-Passaic Light Rail line. No board application has been submitted.
55 Westervelt Avenue - Millview Lofts
The Planning Board approved plans on 9/16/2008 for conversion of the vacant industrial building on this 1.28-acre site into a 31-unit residential complex. No application for a building permit has yet been submitted.
116 Washington Avenue
Boswell Engineering has reviewed the plans for this application and has deemed the plans to be complete. This industrial property will be converted to residential rental units. The developers of this property have previously completed a similar conversion at 33 Forest Avenue.The hearing for this application was to be held on December 21, 2009.
6 Ninth Avenue
Realty Aquisitions has applied to the Planning Board for approval to place 8 Pre-fab Commercial Units on the former Hawthorne Springs site. This project is in the permit stage.
